Florida Home Inspector Regulations:


Florida is a unique state, renowned for its vibrant real estate market where a significant number of homes are sold annually. Florida boasts heavier regulations compared to most states when it comes to home inspections.

Home inspectors in Florida are regulated by the Florida Department of Business and Professional Regulation. Here are the pre-license requirements:

  • Completion of 120 hours of education from an approved training provider
  • Passing the NHIE (National Home Inspectors Exam), FABI (Florida Association of Building Inspectors) exam, InterNACHI (International Association of Certified Home Inspectors) exam, or CI-HPI (Certified Master Inspector) exam
  • Obtaining liability insurance
  • Passing a background check

Continuing education is also mandatory, requiring 14 hours of board-approved education every two years along with a $105 fee.
